The West Bengal government has opened online applications for 1,210 affordable residential flats in New Town under the ‘Nijanna’ and ‘Sujanna’ housing projects, developed by HIDCO.
Projects are designed to provide lower-income and economically impoverished families in the planned township safe and respectable housing.
Under Mamata Banerjee‘s direction, the initiative was started, with a particular emphasis on family stability and financial security.
Women presence mandatory in Nijanna households
One important aspect of the Nijanna (EWS) project is that households without a female family member will not be eligible to apply.
According to officials, this requirement was set in place to improve women’s social and economic security within families.

Location & Project details
West Bengal Housing Infrastructure Development Corporation (HIDCO) built the housing complexes as part of the Affordable Housing Project, and the properties are sprawled over an area of 7.6 acres area in Action Area II, New Town.
A lottery will be employed to distribute 490 one-bedroom apartments under Nijanna and 720 two-bedroom apartments under Sujanna.

- Nijanna (EWS)
- 1 BHK | 298 sq ft carpet area
- Price: ₹6 lakh
- Monthly family income: Up to ₹25,000
- Application money: ₹60,000
- Sujanna (LIG)
- 2 BHK | 617.63 sq ft carpet area
- Price: ₹32 lakh
- Monthly family income: ₹25,001 – ₹65,000
- Application money: ₹3.2 lakh
Officials confirmed that the state government is providing substantial subsidies, running into several crore rupees, to keep the flats affordable within New Town’s real estate market.

Why the project matters
The Nijanna and Sujanna projects, stated by officials, are going to significantly assist low-income urban families because housing costs are rising and there aren’t many affordable options in Kolkata’s planned townships.
