Rajarhat New Town has emerged as Kolkata’s most active residential micro-market, leading the city’s strongest housing registration performance in over five years.
The Kolkata Metropolitan Area (KMA) recorded 62,328 residential property registrations in 2025, a 25 per cent year-on-year rise and the highest annual total since 2020, according to a report by Knight Frank India.
Rajarhat New Town Leads Monthly Registrations
With 565 registrations in December 2025, Rajarhat New Town topped the list, demonstrating its increasing appeal to prospective homeowners.
The top ten locations together accounted for 53% of the city’s total registrations for the month, with Dum Dum and Khardaha following the township.
Rajarhat New Town‘s steady performance is attributed by real estate observers to improved road connectivity, impending metro links, close proximity to IT and office hubs, and a consistent supply of mid-sized homes which satisfy end-user demand.
Strong Year for Kolkata’s Housing Market
According to the report, registrations stayed consistent for the majority of 2025. December had 5,571 registrations, which was the third-highest monthly total of the year despite being slightly lower by3% year over year.
Both primary (new sales) and secondary (resale) apartment transactions are included in the data, indicating widespread buyer confidence.
Registrations exceeded 5,000 in a number of months, based on monthly trends. Volumes recovered in August after a brief decline in June and July, and they continued to be strong as the year came to a close.
Shift Towards Mid-Sized Homes
There is a noticeable shift in buyer preferences throughout Kolkata. In the last month of 2025, 59% of registrations were for apartments between 501 and 1,000 square feet, a significant increase from 43% the previous year.
Homes over 1,000 square feet saw an increase in share to 10%, while smaller units under 500 square feet saw a decline to 31%.
Better layouts and long-term livability are becoming more and more popular, according to industry experts, particularly in newly developed townships like Rajarhat New Town.
North and South Zones Dominate Activity
Together, North and South Kolkata accounted for more than 70% of all apartment registrations in December.
With a 37% share, the North Zone led thanks to regions like Dum Dum, Khardaha, Barasat, and Baranagar.
Supported by demand from established residential pockets, the South Zone came in second at 35%.
Industry View
Officials from Knight Frank commented on the trend, stating that the steady increase in registrations shows the depth of end-user demand rather than speculative purchasing.
Despite the removal of stamp duty rebates, developers and industry associations interpret the expansion as an indication of a resurgence of confidence in Kolkata‘s residential market.
Kolkata‘s housing market is predicted to continue its steady growth as buyers favor mid-sized homes and peripheral hubs like Rajarhat New Town gain prominence.
